By accessing and using this website and booking our rental units, you agree to be bound by these Terms of Use. If you do not agree to these terms, please do not use our services.

Property Rental Terms

Booking and Reservations

• All bookings are subject to availability and confirmation
• A deposit may be required to secure your reservation
• Full payment is typically required [specify timeframe, e.g., “30 days before arrival”]
• Booking confirmation will be sent via email

Check-in and Check-out

• Check-in time: 2:00 PM
• Check-out time: 11:00 AM
• Early check-in or late check-out may be available upon request and may incur additional fees
• Photo identification is required at check-in

Occupancy Limits

• Maximum occupancy limits are strictly enforced
• Additional guests beyond the stated limit are not permitted without prior approval
• Unauthorized additional guests may result in immediate termination of your stay

Cancellation Policy

Guest Cancellations

• Cancellations made more than 2 months before arrival: Free cancellation with full refund
• Cancellations made within 2 months of arrival: No refunds/No cancellations allowed
• No-shows: No refund

Host Cancellations

• In the unlikely event we must cancel your confirmed reservation, we will provide a full refund and assist in finding alternative accommodations when possible

Property Rules and Regulations

Prohibited Activities

• No smoking or vaping inside the property – violations will incur additional cleaning fees
• No pets allowed on the property
• No parties or events without written permission
• No commercial photography
• No illegal activities
• Maximum 4 guests – only individuals listed on the reservation are permitted to stay overnight
• Quiet hours and community consideration required as this is a residential area

Property-Specific Rules

Electricity and Utilities

• Electricity fee of $8.00 per day applies and must be paid before arrival
• Additional charges may apply if usage exceeds the daily allowance
• Turn off A/C and lights when not in use to conserve electricity
• No additional water fee applies
• Conserve water by ensuring faucets are turned off and toilet doesn’t continue running

Access and Security

• Self check-in with smart lock code provided
• Lost key replacement fee: $300.00
• Must show identification and reservation confirmation to enter gated community
• Beach access requires showing your reservation (10-minute drive from unit)

Parking and Facilities

• Use designated parking or guest parking only to avoid fines
• Follow all posted pool area rules
• Gas stove in unit – ensure it’s turned off when not in use to prevent gas leaks

Supplies and Amenities

• Initial supply of toiletries and garbage bags provided
• Guests should visit local markets to stock up on additional essentials during stay

Check-out Requirements

• Place used bedsheets and covers on bedroom floor
• Dispose of all remaining food items
• Ensure all electronic devices are turned off
• Gather used towels
• Return any provided keys

Guest Responsibilities

• Guests are responsible for any damage beyond normal wear and tear
• Lost keys or lockouts may incur replacement/service fees ($300 for key replacement)
• Guests must comply with local laws and gated community regulations
• Must show identification and reservation to enter gated community and access beach
• Report any issues or damages immediately to host or co-host

Payment Terms

• Payments are processed securely through Square
• All prices are listed in USD
• Additional fees apply: $8.00 per day electricity fee (paid before arrival)
• Security deposits may be held and released after inspection
• Additional charges may apply for damages, excessive utility usage, or rule violations

Limitation of Liability

• We strive to provide accurate information, but property details are subject to change
• We are not liable for any indirect, incidental, or consequential damages
• Our liability is limited to the amount paid for your reservation
• We are not responsible for personal belongings or valuables

Force Majeure

We are not liable for any failure to perform due to circumstances beyond our reasonable control, including but not limited to natural disasters, government actions, or other unforeseeable events.

Website Use

Acceptable Use

• Use the website only for lawful purposes
• Do not attempt to gain unauthorized access to any part of the website
• Do not transmit harmful code or interfere with website operations

Intellectual Property

• All website content is our property or used with permission
• You may not reproduce, distribute, or create derivative works without written consent

Dispute Resolution

• Any disputes will be resolved through good faith negotiation first
